One Substantial Bidding War - And One With A Small Premium

RIVERSIDE BIDDING WARS - I'm not a fan of having the garage doors facing the street...And in the 5's, I would rather be on Indian Head Road - but then again, I am not the buyer :-) List 5,175,000 - Closed today for 5,450,000 - 8 days on market. Listed By Centric  59 WINTHROP DRIVE - RIVERSIDE 14 BRADBURY PLACE - RIVERSIDE Listed for 3M and Closed today for 3,050,000 after 58 days. Listed by Coldwell Banker When it comes to sell, will there be regrets? People who bought in 2005 and tried to sell in 2015 certainly had regrets. There were bidding wars, and FOMO (fear of missing out) Today's forces are not the same as what drove the market in 2005 - easy money then versus a shortage in supply + increase in demand + inflation in 2021....but where there is more than one buyer, there is always FOMO.

How Things Have Changed!

In years past,  the style of a home would have taken a lot longer to sell at this price. Don't get me wrong, it's a great property, it's just that the demand for contemporaries was not as strong as it is now. Millenials have contributed to the demand as well as our newer Covid migrating clients. 665 River Road - Cos Cob Its over 3 acres in 1 acre zoning, with all the bells and whistles. 116 Days on Market. Listed by Berkshire Hathaway.

Will Covid or FOMO Help This Sale?

Image
425 Stanwich Road - is a Greenwich classic colonial listed as "coming soon". It expired in 2018 at 3,695,000 on a list of 3,999,000. It doesn't appear to have had major renovations since the last listing, but the price has increased 15% - now asking 4,250,000. Covid has certainly induced more demand, and we've seen much of the previously denied inventory fly off the shelves. There are still, however, price reductions which indicates that buyers are still pushing back if value doesn't align with the competition. Listed by Houlihan Lawrence
