Just Cut To The Chase

Image
Or drive yourself nuts  Antique homes that sit on the road, whether it's Round Hill or any other,  just haven't been in demand since the days of cars taking over from horses. There may be a bid if they are located on a quaint country road for a 2nd home. But then again, quaint country roads are usually off the beaten path, where today's young buyers do not want to live. And how many of the new buyers are buying a 2nd home? So sellers have to suck it up, and face the market.  The sellers dug their heals in at 1,595,000 for 183 days back in 2014. Then they really got cheeky, and claimed to have expanded the house and included square footage in the basement, and raised the price to 1,695,000. Well that went over like a Baby Ruth in a swimming pool.  365 ROUND HILL ROAD . - GREENWICH CT Final Price 1,146,500 By the quirky final price, it was probably batted back and forth quite a few times. 4 Long Years On Market - Was It Worth It?

It's Impossible To Underprice A Home

Sellers don't like taking this tack because they fear leaving money on the table. They look in the rear view mirror, seeing what has sold and how properties have sold for less than the list price, and they think that the starting point should be higher and go lower from there.  The opposite is true in a fluid market. When the price is lower than market value, you'll attract more than one buyer, and bingo - the price war begins, and you'll get more than what you thought. 27 Delwood Lane - Greenwich CT - List 1,375,000 SOLD 1,525,000 Dare To Price Low and Win!

88 Meadow Road - Riverside - Sold 2,600,000 Starting out 365 ago, at nearly a million more than this closing price, it finally gets a deal. The market finds it's own level albeit more slowly than a seller would sometimes expect...and when this happens, the price usually is a disappointment as well.
