TOUR 35 CLOSE ROAD - GREENWICH 35 Close Road closed yesterday for 11,180,000 close to the list price of 12M. The sellers, however, paid 14,700,000 in 2007. 12K SF of finished space, shingle style on 5.29 acres, North of the Parkway.

They purchased a much smaller home for $6M in 2007 - and expanded, renovated and improved the lot. It's magical. The last time that it was on the market was 2014/2015 when they asked 10.5M. It expired at 9.5M after a year.  Unfortunately, sellers often think that they will recoup all of their renovation costs, and that just never happens.

Who Wants An Indoor Pool?

..virtually, no one. 4 LINDSAY DRIVE - GREENWICH - REDUCED TO 3,495,000 Over 8000 SF of space that needs to be brought to 2019 standards and aesthetic, including, most likely, having to rid the house of the indoor pool. It must have been seen as a good idea at the time, but I question, whether an indoor pool ever makes sense. Sellers bought this in 1999 for 3,025,000 - draw your own conclusions, especially in this market.
