Blogging has not been as consistent lately, primarily because other things like buyers and sellers have been the priority....but with the blessed weather comes a bit of breathing room....

Super cute, and completely re-done. Sellers bought it in 2009 for $837,500 and transformed it. There is not a lot of inventory so this bodes well for the sellers. 4 bedrooms, 2.1 baths...

195 Bible Street - Cos Cob - $1,525,000

Totally renovated with great systems: High efficiency HVAC, on demand hot water, cat 5/6 wiring, water purification system....Basically one level living, which is really popular with down-sizers...great price point for first timers as well. 5 bedrooms, close to Pinetum Park, in North Street school district.

49 Calhoun Drive - $2,850,000

Built in 1909, renovated last year, this classic Calhoun association charmer just came to market today.

13 Wilmot Ave - Riverside - $1,395,000

You said that you wanted to be close to transportation - well you got it! It's been rented during the last few years, but it seems that with this new price, with less adversity to proximity of the train, combined with less inventory - I predict that they will get a buyer this time around.

30 Oneida Drive  - $4,550,000

A transformed carriage house on a double lot - so that brings lots of possibilities to expand and to include a garage. This has been on and off the market since 2011, so the market has not seen the value in this property at the current price. They did attempt to package it with improvements/expansion last year at $6,495,000 but no takers there either. It currently is configured as a 3 bedroom 2.1 bath, 2600SF house...The town has it at $3,779,900 and I don't see it over this number either.
