Some Year End Activity
Not much going on, and looking forward to a New Year...I've not been writing lately because of the death of my youngest brother - it's been a tough holiday season, and feeling a bit low.
A few closings to report -

Sellers bought this 1928 home in 1999 for $1,415,000 and hoped to get well over $2.5M - starting the listing at $3M 3 years ago. They claim to have renovated in 2010 - essentially adding a family room off the 90's kitchen that came with the house....Who knows, my estimate for the house was $2.2 but they chose to go with another firm and re-list for about the same price as the previous listing $2,490,000 - their reasoning for representation was that Berkshire Hathaway owned by Warren Buffett might attract wall street buyers.

The closing price reads that the bid was tossed back and forth a million times before settling on a price that both sides could live with. Obviously not willing to update some cosmetics, the listing agent "virtually" staged a few rooms to suggest a more relevant decor. On the market for 1169 days - although the MLS only shows the listing when it began in February this year. A 1984 house on 1.11 acres in North Mianus - it got what the market said that it deserved.

Almost in Armonk, on 6+ acres, built in the 80's and over 7000 SF - pool tennis court - perhaps the buyer came from over the border to save on taxes - or a buyer who doesn't mind driving a bit...Sellers started the process at $1M over the sale price and most likely is having some issues being that there are some tax liens...
