Typical of the holiday season....unless you really need to sell a property, most home owners will wait to do so in the New Year. Although I cannot disclose the address, there is a great home, located on a great street, sited beautifully on 2 professionally landscaped acres - quality finishes, 4 bedrooms with a 5 bath septic... 14 PARK AVE - OLD GREENWICH - $2M Sellers bought it in 2009 for $1,650,000 - a cute renovated front porched bungalow with a great location 46 WIll Merry Lane - Greenwich - $2,525,000 Sellers bought this in 2010 for $2,615,000 after it had been on the market for only 42 days...this a street that borders the Merritt - and my guess is that they were out of town buyers...since I have never heard a realtor recommend this street - on the other side of the street and a bit farther down, there is a bit of highway noise. I showed this house not too long ago, and I thought that it was a good value.   178 Weaver St - $930,000   Marketed with an "as is" description this time around, it wasn't too long ago that it was packaged to sell with plans for new construction at $2,499,000. After that listing expired, it was back on the market with another realtor, for both a land sale as well as a residence for over $1M

The Long History Could be an Opportunity for a Buyer

The town values the land @$1,550,000 - 67 Stag is back on the market after many failed attempts, and another example of a property that was purchased during the heady  "anyone can get a mortgage for anything no matter if you could pay it back or not" days. Treading rather than sinking (from the mortgage perspective), the owner paid $2,395,000 in 2005 and tried but failed to get $2,595,000 in 2008 - with 6 other expired listings...It sits on 5 acres - and I'm sure that a builder would love to get it for $1.2. Let's hope that they get an end user who likes one level living, indoor pools or doesn't care about going through the hassle of town hall and expense of the removal and updates. 67 Stag Lane - Greenwich - $1,750,000
