Easter marks the beginning of Golf Season...

Image
Dog Leg Left to the first green - Row of Weeping Willows are gone - Thank you H. Sandy Easter week is kick off for golf season.... Greenwich's only municipal golf course opened this week - Griffith E. Harris aka The Griff, 1300 King St. After a long winter of damaging storms, the course definitely took some bad blows. It may not be so pretty now, but in a few weeks, hopefully our own Trent Jones 18 hole course will be back at it's beautiful green self....at the moment, a bit faded and worn... Griffith E. Easter a traditional Jackpot for House Buying

Image
Greenwich MLS is closed today, so not much going on, or will there be? I'm working this weekend - but I may be among the few - according to tradition... Spring usually opens the house buying market in a big way, making it sometimes frustrating when placing an offer on a home that you want. Both buyers and sellers come out of hibernation, and somehow realize that it is a good time to sell and/or buy a home. Spring break kicks in, and parents realize that it's now or wait another year...because before long, the kids are out of school, and summer is here. But Easter Sunday is an exception in the Spring buying frenzy, because if you are out and about looking for a home,  you are among the few who are actually placing an offer to buy a home. And that's a good thing! The only other day that has Easter beat is Christmas.  Happy house hunting! and Good Luck

Spring 2013 Housing Recovery Numbers don't lie, although the interpretation can sometimes be manipulated. I am not going to interpret - you can just look at the raw data and make your own conclusion.  The numbers below are taken from the Greenwich MLS, and are available on the Raveis website by clicking on Local Housing Data.... One of the compelling curves is inventory - it is so low and the other is months of supply...look at the drop since June/July 2012 until end of February! If it continues, we will have feeding frenzies every time something new comes on the market. It has to be marketable of course, not homes that are a stone's throw to an overpass or in an absolutely undesirable situation....

Welcome Petal's Baby!

Image
Greenwich has a new resident - an adorable baby giraffe! Petal's baby was born on March 23rd at the Leo Zoological Conservation Center! Watch her take her first steps...it's amazing! There are fewer than 670 of this rare breed, known as The Rothschild giraffe, named after the British zoologist, Lord Walter Rothschild, who discovered the breed during an expedition to Africa in the early 1900's. The baby is the first giraffe to be born at the center, and will mingle among 5 others at the center...including 2 other mom's to be :-)  There is a contest to name our new baby...  New In-Town SF Listing - 1 Putnam Court - $695,000 1 Putnam Court A Garage! Nice quiet court This just came on the market at the beginning of the week...therefore there are no photos yet uploaded on line. Since this sits in a very popular price range, albeit extremely small for a single family - 1,100 SF+ and only 2 bedrooms, it does have a garage, which is not often the case for many of these older properties in downtown Greenwich. It's on a quiet little court off Sherwood...and could be a tiny jewel box.... OK - put your 3 D glasses and imagination hat on - Replace roof with tin, side with cedar shakes and replace the aluminum awnings with flower boxes - open up the downstairs for one big living space, French doors, pop a dormer or two,  Latticed Wisteria entrance....it could be so cute! The listing indicated vacant/key box, however, it looked as though someone had been living there up until the minute that I entered.  It is in

Market Conditions in Greenwich

Image
Prices have moved up over 33% MTD (February) 2012 vs 2013!  It's time to move on....if you've been waiting to list your home,  or if you've been kicking the tire waiting for a deal ...you may want to reconsider the momentum 3 months ending February - 2012 vs 2013 128 home sales in 2013 vs 82 in 2012 Average price on the 3 month comp is still higher by 6.5% Oh Baby - the Spring market buyers are here before the market  Hopefully home owners are listening/reading all the information about home sales and the crazy pent up demand, and low inventory levels...timing is everything Noah's Ark Bunny Costume (Google Affiliate Ad)

Restored to Perfection - NEW - $1,275,000

Image
71 Indian Harbor Drive   It was yesterday's open house charmer...floors are shiny, details galore and lovingly restored. There are so many plusses about this beautiful in-town home - normally eluding to convenience and not much more - this home makes you feel as though you are in the country, but you can walk to the train, Greenwich Ave, The Bruce... Just take a look for yourself and I'll give you the numbers at the end...there is an open house this weekend, Sunday,  for all the people who want to "look on their own". Or you can call if you want to beat the crowd :-) - 203-300-7023 Beautiful Facade - and adjacencies on either side are great  Gardens and Flower borders Kitchen also has a small wood stove with a backdrop of stone - present owner has beautiful copper pots hanging above Welcome! The first day of Spring, and we are looking at a sloppy, sleeting day for Open Houses...but looking ahead, here's what it will hopefully look like very soon....this is new to the market as of yesterday (although they must have planned ahead for the photographs!). In the Willowmere Association, there are many features that make this a quintessential New England home albeit with outside influence :-)....Classic Georgian lines, French doors, vaulted tudoresque ceilings, amazing gardens and deede rights to the Willownere Beach & Dock Association - and there is room to expand... A great little house 169 Lake Ave - $1.2 - 2 car garage!

Image
169 Lake Ave - Greenwich, CT Open houses yesterday, in the pouring rain, provided some interesting properties, although we still need more inventory! Among them was 169 Lake Ave - the plusses are that there are many updates, new windows and you can pull around the back of the property - and it has a 2 car garage - a rare thing along this row of farm houses on Lake.... 3 Bedrooms, 3 Baths - 1800 + SF Unfortunately there were no interior shots that I can share at this time.....but the aerial shot shows the side street and how the garage sits in the back... It last sold in '04 for $1.116 - so today's list, considering all the updates, seems very fair...

We did not leave our hearts in San Francisco....so happy to be back on the East coast...After living in Sausalito and working in San Francisco for 2 years, my husband and I tired of the liberal crazies who love to protest and expose themselves. This weekend - they combined the two. Exploiting a reason to bare all...it was a call out to pedal rather than drive...THE NAKED BIKE RIDE....you've got to be kidding
